Most folks don't know, but when your payment is
60 days late, the lender can begin foreclosure
proceedings.
In Pennsylvania, some mortgages qualify,
under a law called Act 91, whereby the lender needs to give
the home owner time to apply to Pennsylvania for assistance,
before foreclosing on the home.

Pennsylvania Housing Finance Agency to help you make this
application to the State.
The State will assist you in
making your mortgage payments for up to two years
if:
The mortgage arrears was caused through no fault of your
own.
You have a plan to recoup your situation in a two year
period.
